What buying a home in Salado actually involves
Inside the village limits or out in Bell County
Two homes a mile apart can come with different tax bills, different utilities, and different rules. Before we talk about your payment, I want to know which side of the line the house sits on, because it changes the math.
Anything west of I-35, North of Mill Creek, or on the East side of town typically fall outside of Village taxes, which means the property taxes drop from about 2.2% to 1.6% annually.
Septic systems and private wells
Lots of homes around Salado aren’t on city sewer, and some aren’t on city water. That’s normal here. But it can mean extra inspections and lender requirements, and if you’re moving up from Austin or California, it’s usually new territory. Septic systems usually play an important role in the inspection process and wells can have a large impact on utility bills.
Salado Creek and flood zones
The creek is a big part of why this town is beautiful. It’s also why many properties sit in a flood zone. If the loan requires flood insurance, that premium goes into your monthly payment, sometimes enough to change which price range makes sense. I would check before you fall in love with the house, not after.
Property taxes, especially on new construction
Texas doesn’t have a state income tax, and it makes up for it with property taxes. The one that catches people is new construction: your first year’s taxes are often based on the lot rather than the finished home. When the full value hits the tax roll, your escrow and your payment can jump. I’d rather build that into your budget now than have you find out from an escrow shortage letter.
Historic homes, established neighborhoods, new builds, and acreage
Salado’s housing is unusually varied for a town this size. You might be looking at a century-old home near Main Street, a house in an established neighborhood like Mill Creek, a new build in the Sanctuary or a few acres out in the county. Each one appraises and finances a little differently. Older homes can raise repair questions in the appraisal, and acreage depends on how many comparable sales exist nearby. None of that is a dealbreaker. All of it goes better with a plan.
USDA Eligible
Most folks don’t realize this, but the entire village of Salado is eligible for USDA loans, which allow 0% down payments. These are great options for first time homebuyers, but for families with higher incomes, they’ll need to be aware of the programs household income limits.

Retirees relocating to Salado
A lot of people come to Salado ready for a slower pace. The golf carts, shopping, arts, and golf course make for a perfect little sanctuary. Many of these retirees have a unique challenge because they they have strong finances in the bank, but not longer receive a traditional income. Salado business owners
Main Street shop owners, contractors, trades, consultants, realtors. If you’re self-employed, your tax return is designed to lower your tax bill, which can make you look like you can’t afford a house you clearly can. Families moving for Salado schools
Many families choose Salado for Salado ISD’s incredible reputation and the small-town feel. If this is your first home, you don’t need to know how any of this works before already. That’s my job. (And no, you don’t need 20% down.)
Medical professionals commuting to Temple
Salado is an easy drive to Baylor Scott & White in Temple, which makes it a natural fit for physicians, residents finishing training, and medical staff who want some space without a long commute. Depending on your situation, there may be financing options built around medical careers and student loan balances.
Investors
Salado’s rental market is small, but plenty of Salado residents own rentals nearby in Belton, Temple, and Killeen. If you’re adding a property, a DSCR loan qualifies on the property’s rent instead of your personal income. More on DSCR loans →
Officers from Ft. Hood
Many officers from Ft. Hood move outside of the Killeen/Harker Heights area into the quieter areas on Belton and Salado. Neighborhoods like Three Creeks, Amity Estates, and Red Rocks are all popular destinations. These veterans can use a VA loan to get 0% down as well as more flexible underwriting guidelines with debt to income ratios and credit scores.

Salado mortgage questions
Are homes in Salado eligible for USDA loans?
Yes. It depends on the exact address, but the large majority of South Bell County is eligible. Send me the address and I’ll check it. For eligible buyers who meet the income limits, USDA can mean no down payment.
Do I need flood insurance near Salado Creek?
If the home sits in a FEMA special flood hazard area, your lender will require it. Check before you make an offer, because the premium affects your monthly payment. Some owners near the creek choose to carry it even outside a mapped zone.
Can I finance a home on acreage in Salado?
Usually, yes. The main questions are how much of the land the appraisal can value and whether there are enough comparable sales nearby. Some programs have limits, and the answer can change from property to property, so it’s worth a conversation before you write the offer.
How much are property taxes in Salado?
It depends on whether the home is inside the village limits and whether you qualify for a homestead exemption. On new construction, plan for the bill to rise after the first year. I’ll build an estimated tax figure into your payment from the start so there aren’t surprises later.
Should I buy in Salado or Belton?
It depends on what you’re optimizing for. Salado tends to mean more space, small-town character, and a smaller market with fewer listings at any given time. Belton generally offers more inventory and more neighborhoods to choose from, plus UMHB and a quicker drive to Temple. I’m happy to run the numbers on both.
Do I need 20% down to buy a home in Salado?
No. Qualifying buyers can put as little as 3% down on a conventional loan or 3.5% on FHA, and eligible borrowers may be able to buy with no down payment through VA or USDA.
